Brisbane's ecologically friendly housing project

Almost two hectares of undeveloped Council owned land has provided Brisbane City Council with the opportunity to develop a demonstration site of ecologically friendly residential development. Located in Manly West, Council has invited expressions of interest from developers interested in exploring the possibilities of a full scale project.

The aim is to integrate many of the innovations in environmentally sustainable practice which have been developed in recent years.

"There is a growing concern in the community that we need to pay more attention to ecologically sustainable principles in urban development, and residential development in particular," said Cr David Hinchcliffe, Brisbane City Council Community Development Chairperson.

"Developers will be using innovative technology or practices regarding health, water, sewerage, energy waste management and land use."

Innovations likely to be used include irregular shaped blocks to take advantage of climate factors to reduce energy needs, the retention of trees and natural water flows and the use of environmentally friendly and recycled products in the construction phase to reduce waste and environmental impacts of traditional building practices.

Technology such as electricity grid interactive solar panels, water conservation devices and composting toilets will also be utilised. Council expects the project to test the viability of this type of development in terms of marketability and affordability and provide guidelines for further development.

Cr Hinchcliffe said that the development is part of a wider Council strategy addressing a range of issues, including transport and work location, storm water, building practices and recreational space. The successful developer will enter an agreement with Council, for the sale or lease of the land and construction, subject to approval of drawings and specifications.
